Do You Do This Kind of Mortgage? YES.

The most common question we get. Here's the whole answer — in one word, many times.

4 min read October 19, 2026 The Mortgage Banker of the People

Every week somebody calls with the same opener: "This might be a weird one, but do you guys do…" — and we already know how the sentence ends. A self-employed buyer whose tax returns don't tell the whole story. An investor buying their fourth rental. A retiree who wants their equity working. A buyer whose last lender said no because the loan was too small, too big, too complicated, or too interesting.

So let's answer it once, for everybody, on the record:

"Do you do…"

Easy loans? W-2, great credit, 20% down?YES
Hard loans? The ones other lenders bounced?YES
Small loans? No loan too modest to matter?YES
Jumbo loans? Big numbers, competitive terms?YES
Government loans? FHA, VA, USDA, state bond?YES
Bank statement loans? Self-employed, no 1040 drama?YES
DSCR loans? Investor deals that qualify on the rent?YES
Renovation loans? Purchase + rehab in one?YES
Reverse mortgages? HECM and proprietary, 62+?YES
Crypto on the balance sheet? Rate-Fi counts it?YES
Second mortgages?YES
HELOCs & home equity loans?YES

The engine behind all those yeses: Rate Portfolio

Most lenders can only say yes to the loans somebody else will buy from them. When the file doesn't fit the standard box, their answer is a shrug. Rate is different: Rate Portfolio — our in-house lending platform — underwrites under our own roof — which is how bank statement, DSCR, asset depletion, 1099-only, and ITIN loans get done here while other shops are still "checking with their investor." The guidelines are ours, the underwriters are ours, and the decision gets made in the building.

And then there's Rate-Fi, our crypto product — and most borrowers can't believe this one's real. Crypto held at three major centralized exchanges can count as income or reserve assets on your mortgage file. Your digital wealth doesn't have to sit on the sidelines (or get liquidated and taxed) just to buy real estate. If your balance sheet lives partly on-chain, you finally have a lender that reads it.

Nontraditional income doesn't mean nonqualified borrower. It means you need a lender with its own balance-sheet conviction. That's the whole products page in one sentence.

The part nobody expects: Rate Portfolio pricing

The old knock on bank statement, DSCR, and other portfolio-style loans was never the paperwork — it was the pricing penalty. Historically these programs priced a full point or more above conventional: the unofficial "self-employment tax" of the mortgage world. You could get the loan, but you paid dearly for the privilege of having interesting income.

We priced our own sheets side-by-side this week, and here's the honest read: Rate Portfolio has shrunk that gap to a fraction of what it used to be — and on larger loan sizes, our bank statement pricing lands remarkably close to what a W-2 borrower pays on a standard full-doc conventional loan. The jumbo story is just as good on the traditional side: our full-doc jumbo pricing is currently running neck-and-neck with conforming — some days tighter — so the old "jumbo premium" assumption deserves a re-check too. Even DSCR investor loans — which qualify on the property's rent alone, no personal income docs — are pricing closer to a standard primary-home loan than they have in years. No number-quoting here (rates move daily and your scenario is yours), but the reaction from self-employed, investor, and jumbo clients when we show them the comparison is always the same: "Wait — that's it?"

That's what in-house underwriting buys you. When the lender holds the guidelines, the pricing doesn't have to punish the borrower for being an entrepreneur. If you got quoted a painful number on a bank statement or DSCR loan somewhere else — even recently — it is absolutely worth twenty minutes to re-price it with us.

Sí — en español también

Here's the yes that matters most to a lot of families in our market: you can get any of these loans working with a loan officer, a processor, and an underwriting team that speak your language. Not a translation hotline. Not a cousin on three-way call deciphering documents. The actual people running your file, start to closing table, in Spanish.

¿Hablas español? Nosotros también. Cualquier programa de esta lista — préstamos FHA, VA, convencionales, jumbo, DSCR, con estados de cuenta bancarios, ITIN y más — con un equipo que habla tu idioma durante todo el proceso. Conoce a nuestro equipo y llámanos.

The bottom line

The question is never really "do you do this kind of mortgage." The question is whether your lender has enough tools to find the one that fits you — and enough stubbornness to keep working the file when the first path doesn't. Eleven yeses up there, one team behind all of them.

Easy loans, hard loans, small loans, jumbo loans. The answer's yes. The only question left is which yes is yours.
